With any fabric building in today’s world, there is a certain amount of wear and tear that a facility will endure from use and the environment. Signature Structure technicians will inspect fabric for delamination, small tears, and tensioning and all steel components including trusses, purlins base plates, and anchorage for proper tension and adjustment. A formal inspection report will be provided along with any further service recommendations for your fabric building system

With each inspection, a Signature Structures technician will:

  • Perform a full maintenance checklist and complete minor repairs
  • Provide a formal inspection report with building-specific notes of your fabric structure
  • Store a copy of your fabric building report in our permanent records for future reference

Fixing Small Problems, Before They Become Big Ones. Retension Your Roof System

The next step up from a basic inspection, an Inspection and Maintenance visit is a little longer and more intensive, with Signature Structure Technicians performing spot repairs of small fabric tears, removing slack from panels and complete re tensioning of the covers, tightening anchor bolts and tension rods, replacing missing parts and documenting larger repairs which may require greater attention. Usually these are done in conjunction with a full inspection. Maintaining proper tension will extend the life of fabric membrane and building.

Understanding the Life Cycle of Fabric Membrane

Overtime, all fabric structures age, and as the tensioned membrane on your fabric building ages, there are signs to look for to see what stage of the life cycle your membrane roof system is at. Initially you will notice aesthetic issues with the fabric that effect the appearance of your structure, a key time to get an inspection. From there, more significant structural issues will begin to occur, that should be addressed more urgently to avoid major rips and tears as the strength in the fibers is diminished. Though the membrane could last 5 years after the top coat is degraded, any high winds or weather could cause immediate rips, tears or failure once in this condition.

Loss of finish is beginning; dirt and debris begin to accumulate on the membrane. When you 1st notice dirt on the membrane, you may want an inspection or to begin cleaning the membrane.

The interior of the fabric structure is showing through from the exterior. The fabric appears patchy and stained. Discoloration is occurring. Mildew can be accumulating on the interior membrane.

The top finish has eroded and the vinyl is exposed to UV. The discoloration and fading of colors is apparent and exterior coating compound is degrading. This will occur on darker colors earlier.

Delamination is occurring and flaking. The membrane appears blotchy and the discoloration is apparent even when cleaned, Strength in the fibers is lessening and more UV exposure is degrading the fabric. Minor tears occur and could get large due to compromised conditions.

Once the membrane loses its exterior coating, rapid deterioration of the base fabric can occur. The membrane becomes more brittle and feels stiffer, like cardboard. Holes and tears and star-brighting (pin sized holes) occur. Repairs become more difficult.

Exterior fabric coating has eroded and the overall strength of the tensioned membrane is beyond repair. Welding is not possible and tears will propagate. Metal parts may wear through the membrane. Fabric is brittle to the touch and hardened.
